मार्च में राज्यों के विधान सभा चुनाव समाप्त होने के बाद कर्मचारी भविष्य निधि संगठन इस हाउसिंग स्कीम को लॉन्च करने की तैयारी में है। इस स्कीम के अंतर्गत ईपीएफओ मेंबर्स अपने पीएफ खाते से घर खरीदने के लिए डाउन पेमेंट और ईएमआई का भुगतान करने में सक्षम होंगे। घर खरीदने के लिए पीएफ अकाउंट द्वारा भुगतान से ईपीएफओ में सक्रीय रूप से जुड़े लगभग 4 करोड़ से अधिक लोगों को घर खरीदने में सहूलियत होगी।

इस प्रक्रिया के अनुसार 

अधिकांश मध्यम वर्ग के कर्मचारियों के मासिक वेतन का एक बड़ा हिस्सा घर की ईएमआई देने में निकल जाता था लेकिन इस इस्कीम से अब इस बात की चिंता से मुक्ति मिल जाएगी। स्कीम के तहत यदि कोई ईपीएफओ मेंबर्स घर खरीदना चाहता है तो वह घर के डाउन पेमेंट देने के लिए अपने पीएफ फंड से पैसे निकाल सकता है। इसके अलावा घर खरीदने के बाद होम लोन ईएमआई का भुगतान भी पीएफ फंड से करने हेतु मान्य होगा. इस इस्कीम से घर खरीदने पर मेंबर्स को ईएमआई और डाउन पेमेंट देने के लिए पैसे जुटाने के लिए आसानी होगी।

ग्रुप हाउसिंग सोसायटी बनानी होगी 

इस योजना के अंतर्गत मेंबर्स और एंप्‍लायर्स को मिलकर लगभग 20 लोगों की सदस्यता वाली एक ग्रुप हाउसिंग सोसाइटी बनानी होती है जो इसका क्रियान्वयन करेगी। सदस्यता वाली ग्रुप सोसाइटी बैंक और बिल्डर एवं डेवलपर से मिलकर टाईअप करेगी जिसमें सभी नियम एवं शर्तों के आधार पर मेंबर्स घर खिरद सकें। इसके साथ-साथ ईपीएफओ अपने मेंबर्स के लिए एक पंजीकृत प्रमाण-पत्र जारी करेगी। इस पंजीकृत प्रमाण-पत्र से बैंक को होम लोन लेने वाले मेंबर्स की कर्ज चुकाने की क्षमता का प्रमाण मिलेगा जिससे उन्हें होम लोन देने में आसानी होगी।

दूसरी स्‍कीमों का भी फायदा मिलेगा

ईपीएफओ मेंबर्स को इस स्कीम के साथ-साथ केंद्र और राज्य सरकारों द्वारा घर खरीदने हेतु संचालित की जा रही अन्य योजनाओं का भी लाभ मिलेगा। मेंबर्स को प्रधानमंत्री आवास योजना के अंतर्गत होम लोन, ब्याज में छूट और सब्सिडी जैसे सभी बेनिफिट मिलने से उनके लिए घर खरीदना और भी आसान हो जाएगा।

होम लोन के ब्याज पर लाभ कैसे मिलता है
